The Hallmark Hotel in Kingston-Upon-Hull, part of the Hallmark Hotels group, was undergoing a multi million pound refurbishment and as part of this scheme the project manager was in need of a competent and trustworthy roofing team who would be able to carry out a full flat roofing refurbishment to all of the roof areas including re-roofs, new build constructions and roof overlays.

After submitting a detailed and thorough proposal Alpha roofing were chosen as the principal roofing contractor.

The Challenge

In addition to the major roofing project the hotel was also undergoing a full internal refurbishment, so it was significantly important that all roofing works which were to be carried out were programmed to ensure the new internal fittings and fixtures were kept safe and dry. Excellent communication between all contractors involved in the refurbishment was therefore essential.

On top of this, the hotel was to continue as operational throughout the project so it was imperative that as little disruption as possible was caused to the hotel’s staff and guests. As with any works undertaken health & safety is of paramount importance but in this case it was even more pertinent as there were outside factors that constantly needed to be considered and addressed.

The Actions and Solutions

Alpha was asked to produce a number of options available to give the hotel roofs a new lease of life. They undertook a full roof survey and produced a specification that was tailored to suit to needs of each of the individual roof areas. A mixture of liquid applied, re-roof and overlay systems were used.

All of the work was carried out alongside the ongoing internal refurbishments so stringent operational and health & safety processes were put in place to ensure that the project was a complete success.

With the transformation completed in time and on budget, the project manager for Hallmark said “Alpha Roofing Systems carried out all the works with a professional, systematic approach”. The re-roofs were also provided with an extensive warranty giving the hotel peace of mind for the next 10 years.

Message Enterprise Centre

Project Description

Client: The Message Trust
Location: Sharston, Greater Manchester

The Message Trust do a wonderful job working with the hardest-to-reach young people through innovative and effective programmes in the schools, communities and prisons of Greater Manchester and beyond, through the UK-wide Eden Network.

When The Message Trust realised that a dilapidated site next door to their company headquarters in Sharston had the potential to become something more, they set about transforming it and creating the Message Enterprise Centre. The goal was to create a space focused on offering training and creating jobs for the young men and women of Greater Manchester, and the vision was a bright, welcoming building which would symbolise positivity.

Alpha Roofing Systems put together a bid for the external cladding and new 2000m2 roof and were awarded the contract by the scheme’s main contractor.

The Challenge

Dealing with existing structures is always challenging and the architect’s modern industrial design concept helped to make the project all the more interesting. As the whole building was being completely restructured there were a number of different contractors working on the project so it was imperative that communications were clear and that each element of the project was carried out in a timely and considered manner.

The Actions and Solutions

Working with the project’s main contractor Alpha Roofing created a robust plan for the cladding and new roof, and after the demolition and temporary works processes were completed Alpha set to work on creating one of the building’s most important elements…the roof. Alpha completed cladding for the whole structure as well as an attractive and sturdy roof design which consisted of both flat and pitched elements.

The Result

The full scheme was successfully completed on time and within budget, resulting in a fantastic, modern and aesthetically pleasing building from which the Message Trust could continue and expand on the excellent work that they do for the Greater Manchester community.

Safestore Manchester

Project – Safestore Manchester

Project Description

Client: Safestore Manchester
Location: Stockport

Located on a major artery into Stockport’s bustling town centre, Safestore’s Stockport storage facility is positioned to provide storage for individuals and businesses throughout the Stockport area. After years of feeling the effects of the elements and ongoing degradation it was established that this antiquated building was in need of a new roof. As a result of problems with the existing roof coverings the top floor of the unit had been rendered unusable due to the volume of water ingress and the number of different areas experiencing leaks.

Safestore, in conjunction with their appointed surveyors, sought a solution that was cost effective, guaranteed and could be installed with minimum disruption.

Alpha Roofing accepted the challenge and worked alongside the site team and surveyors to come up with a solution that would satisfy the agendas of all concerned parties.

The Challenge

As well as the challenges of working on a very high building on a busy live facility in a bustling town centre environment, there was a further challenge that only became apparent once a site visit was undertaken…..nearly 100 tonnes of stones and ballast on the roof!

All of these elements had to be considered when putting together not only the specification for the works but also the methodology and systems of works. Getting the ballast off such a high building was a major issue, along with ensuring the successful installation of a long term solution. Given that the space at ground level was very limited and the site was extremely busy, the design team had their work cut out to come up with solutions to all of the potential issues.

The Actions and Solutions

Before the project could fully commence a huge access tower was installed, a demolition contractor was appointed, crane lifts were organised and deliveries were scheduled. Once this was all in place the project was live and work began on delivering Safestore a fully planned-out and considered solution to their roofing problems.

The client’s site team were briefed on site conditions, and communication links had to be frequent and effective to ensure everyone was aware of the day to day activity. The eight week project consisted of installing nearly 1500 sq. metres of new built up felt coverings, whilst removing tonnes of stone.

The project was successfully completed, giving the client a long term solution and facilitating the reopening of the top floor, maximising the income potential of the site.

The Result

The scheme was completed without incident, minimising disruption to the client and the client’s customers, and has enabled the client to continue to provide storage solutions to his customers for years to come.

The systems of work employed by Alpha Roofing and the effective site management had ensured the new roof was installed to high standards exceeding the client’s, and the client’s appointed surveyors’, expectations.

On completion of the works a 20 year insurance backed warranty was provided giving the client further piece of mind and justifying his decision to utilise the professional services offered by Alpha Roofing Systems.

The project was successfully completed, giving the client a long term solution and facilitating the reopening of the top floor, maximising the income potential of the site.
