Client: Community Gateway Housing

Community Gateway Housing (one of the major Housing Associations covering the Preston and Lancashire area) were looking to re-roof a number of properties in a busy housing estate in the central Preston area. The works were to be part of a major refurbishment scheme and had to be co-ordinated in conjunction with major building alterations. Having been through the various proposals CGH partnered with Alpha Roofing and agreed cost models, programme and phasing of the works.
Carrying out a complete roof renewal on live occupied dwellings gave the Alpha team a number of issues to consider. Children playing in the vicinity, visitors, and deliveries, all had to be factored into work methods and delivery schedules, along with ensuring the completed specification provided a long term solution for both the tenants and client.
Clearly the safety and wellbeing of the tenants had to be a priority and ensuring that the roofs would be providing a weather-proof, warm environment for many years to come had to be the focal point of the design and logistics process.
The Actions and Solutions
Despite all the challenges at the design stage Alpha’s team, working in conjunction with CGH and other contractors, commenced with the scaffold erection and scheduled in the first deliveries.
The removal of the existing slated roofs began, and with Lancashire’s notorious wet weather never far away, the roofs were covered with new lightweight striptiles along with new fascias, soffits and rainwater goods.
Alpha’s site team worked closely with bricklayers, glaziers, joiners, electricians and plumbers to ensure all the works were carried out within the programme and cost constraints, but more importantly with total consideration for all residents, children and visitors, to complete the works with minimal disruption and zero accidents or incidents.
The properties were handed back to the client on time giving the residents a completely upgraded property with new windows, doors, external and internal finishes, and a completely new insulated roof system.
Whilst the project had raised many questions about how the works could be safely carried out, how the roof could be completely renewed without water ingress, or how several tradesmen could co-ordinate their works on busy dwelling environments, Alpha Roofing’s experienced team ensured that the scheme was delivered at a level that exceeded the client’s expectations. The installation of a 40 year warranted specification ensured a long term solution for decades to come.
